PROPERTY MANAGEMENT

From tenant screening and selection to rent collection, maintenance and reporting, we’ll manage it all for one monthly fee!

Almega is not in the business of invoicing our owners. We deduct our management fees directly from the rental revenue collected. If your property is not earning you revenue (i.e. Vacant or Non-payment of rent) we continue to provide the same level of care without invoicing until your funds are recuperated or the property is leased.

Rent Collection

Owners will receive monthly rent deposited directly into their account. Almega can wire funds internationally in most major currencies.

Move In / Move Out

We ensure thorough walkthroughs, unit cleanliness, transfer of utilities, and tenants insurance Detailed reports are completed at that time.

Management Reporting

Monthly owner’s reports are issued on the 15 th of each month detailing all financial information as well as details on the current resident(s) and lease(s).

Unit Maintenance

Coordination of all maintenance activities and repairs. Our trade partners are reliable, insured and trustworthy vendors with no markups.

24 x 7 Support

Residents can rely on our team to be available around the clock. An online portal is available for residents to manage rent payments and submit maintenance work orders.

Notice Filling

All N1: Notice of Rent Increase forms are filed on your behalf. For any units constructed after November 2018, we create a rental market analysis report.

Landlord & Tenant Board

We create and issue all necessary notices. Representation at the board depending on the gravity of the case is included and conducted by one of our trained property managers.

Owner's Insurance

We cover the cost of insurance for condominium units on behalf of the owner.

Representation at the board depending on the gravity of the case is included if it can be conducted by one of our trained property managers.
