We provide a rigorous resident screening process and 3-months of professional property management services are included with each lease. This means no added costs to your investors, and peace of mind for your development group.

Meeting Of The Minds

Our Business Development Manager will take the time to work with your new development’s project coordinator to better understand your property requirements and goals to determine how Almega can help drive your project’s success.

"Your Project" New Owner Event

At your initial buyers information session, we will introduce ourselves and provide an overview of services available to anyone looking to use their property as a rental investment.

Pre-Occupancy Requirements

We will collect completed assignment agreements, consent to lease fees and ensure buyers are covered with the necessary insurance to prevent issues and mitigate potential project registration delays.

Non-MLS Lease Up

We market and lease on 20+ leading online leasing platforms to respect the covenants of your APS. If MLS is permitted, we will also utilize that platform to ensure maximum exposure.

Ongoing Resident Management

We will personally present all new residents with a Resident Welcome Package and provide a tour of their new condominium and amenities. We will manage the on-going tenancy and dispute resolution process, freeing your support staff to focus on other property management tasks.

Pre-occupancy requirements

Pre-Delivery Inspection

We conduct PDI’s and file Tarion warranty reports on behalf of each investor.

Condominium Liability Insurance

We provide a $5M liability insurance certificate for each condominium unit leased.

Collecting Consent to Lease Fee

We will work with your coordinators to collect consent to lease fees, if applicable.

Amendment to APS

We ensure all the covenants of the amendment to your APS are signed and followed accordingly.
